Hampshire village board goes over plans for new subdivision north of Kelley Road: 'Something that's going to be good for the community as well as the residents'

The village of Hampshire board recently discussed plans for the development of a new subdivision in the village.

During a Nov. 3 village board meeting, Crown Community Development brought their plan for a new subdivision, north of Kelly Road, to the board of trustees. While the board didn’t take any official action towards the presentation that the developers brought, they gave plenty of feedback and opinions to the developers on how to best fit the development into the neighborhood and the village, so that they can alter their plans accordingly.

"What we want is for you to come up with a really great plan that focuses on something that the builders can get on board with. A successful plan, something that's going to be good for the community as well as the residents living there. And we're like, that's great. We would love to have that challenge. And we took on that challenge and we worked back to here with you, to talk about a little bit more detail. And I think one of the most important things about that is creating the best plan," Crown Community Developers Representative Dan Olsem said at the meeting. 

The developers brought a few different versions of this plan to the board, with this being more of a final version. They have made the plots smaller and proposed townhomes to better address the desires they see in the market currently. The area has a fair amount of open space still and focuses on single-family homes for rent or purchase.

The trustees asked a lot of questions and discussed for over an hour. They talked about the smaller size of the lots and concern over a crossing over Kelley Road for a nearby school. They were also concerned about the pricing of the units and if it would be feasible for residents. They also had good things to say about the green space and product types in the plan. The developers agreed to revise their plan and bring it back to the board for further discussion.
