Location: Located on vacant land at the south terminus of Evergreen Drive, south of Main Street, Batavia Township (12-21-426-040)
Proposed: Rezoning from F-District Farming to R-1 District One Family Residential
2040 Plan: Urban Neighborhoods / Mixed Use Infill

Zoning Board: Approval with the following stipulations:
1. Owner shall locate all drainage pipes on the property and map to their outfall as part of the building permit process including the storm drainage pipe from the end of Evergreen. Pipes in disrepair shall be replaced. City of Batavia to determine any required easements over storm sewer from Evergreen as well as long term maintenance responsibility.
2. Owner shall ensure positive drainage across the site from both the east and south property lines
3. Based upon current information, site does not have an adequate outfall. Owner shall determine overflow elevation of depressional storage area and provide 1” of storage for all new impervious area added as BMP. Detention and off-site adequate outfall will likely be required if additional homes are proposed and trigger detention.
4. Due to the soil and groundwater issues, we concur with Batavia’s condition that it should be connected to City sewer.
5. New construction SFR will need to meet well and septic codes (all current codes)
6. From the City of Batavia - Owner will be required to connect to City of Batavia sanitary sewer
7. From the City of Batavia - Construction of detention / depressional storage should be designed for future buildout of the site within the City. Development Committee: To be determined
