Geneva City Council approves zoning code changes and special use permits

The Geneva City Council has approved several amendments to the zoning code, as well as special use permits for specific properties, following a meeting on October 6. The City of Geneva Development Projects Map has been updated to reflect these changes.

The council approved city-initiated text amendments that address various sections of the zoning ordinance. These include removing the off-street parking requirement for residential conversions of existing nonresidential buildings within the Downtown Residential Vehicle Parking Permit Area. Other changes correct errors in setback requirements for lots that border residential districts and minimum lot frontage requirements in downtown districts. The council also amended sign-related definitions and ordinances to comply with content-neutral standards, and modified the definition of “Lot Coverage.”

In addition to these amendments, the City Council approved a zoning ordinance text amendment to allow “Dwelling Units on the Ground Floor” as a special use in the D-CM District. Special use permits were granted for ground-floor residential dwelling units at 828 W. State St. and 122 Hamilton St.

These updates are now available on the City of Geneva Development Projects Map.
