The Huntley Village Board discussed a new site plan for their central business district during a meeting held on March 23.
The Board was presented with a proposed multi-tenant retail building on Lot Six of Huntley Crossings, which would be located directly north of the BMO Harris Bank. The developer purchased the lot in February, and it is zoned for a Planned Unit Development in the Center Business District. The plan for the 1.7-acre lot contains an 8400-square-foot building that would house four retailers: a Wing Stop restaurant, a Human Bean drive-thru coffee shop, a retail liquor store and a quick service/carryout restaurant.
Development director Charles Nordman shared that the fourth tenant space for a carryout restaurant is still in question as no specific tenant has been found yet. All of the provided parking and access meet the provided requirements, with 45 parking spaces available for the entire development. The buildings will be dark gray-face brick with stone veneers, and they will have false glass storefronts and wrap around the two endcaps. The design and elevations meet all of the Village's building, elevation and aesthetic requirements.
The preliminary review of the proposed site will continue on to a formal review under the Zoning Commission followed by a final review by the Village Board. However, the developer still wanted major input from the Board. The Trustees questioned the addition of a drive-thru for the coffee store, which would require a special use permit. They also asked about potential escape lanes and curbs to direct traffic and prevent any routinely occurring hazards or dangers. There will also be no patios or outside seating featured in the development. Overall, while the Board was interested in the idea, they decided that they would discuss the matter further at their next meeting, where they would be given more details on the drive-thru and a potential fourth tenant.
"I just have one last request," Trustee Ronda Goldman said. "No more pizza places. I love what you're bringing. We put out a survey every year to the public. So they’re asking like what you're bringing with the coffee beans - they want something like that. And then, of course, Wingstop. Be creative and come up with something clever, different."
