At its Jan. 12 meeting, the village board of Huntley voted on an ordinance approving a final plan of resubdivision and a final planned development unit for a restaurant/retail shop in the Huntley Crossings phase 1 plan.
The board had reviewed an almost identical site plan for this proposal back in September, although the building elevations have changed slightly. The zoning for this property is appropriate for the proposed usage of a multi-tenant retail building and a stand-alone building. The owners already have leases for one of the tenant spots and the stand-alone building.
“I just wanted to commend you on addressing all the comments that we had brought up at the last meeting," board member Curt Kittel said to the petitioner. "And I think the elevations look far better. I think it's going to fit in better with what's existing and looking forward to see what you bring into town. We appreciate you picking Huntley to choose home.”
Director of development services Charles Nordman gave background and an overview of the site and the proposed business plans. He explained that the owners have asked for a relief of city code as dividing the lot into two – which they requested – will put them in violation of the lot sizes for the zoning code B3, though the lots will share an entrance and exit roadway and parking between the two buildings. They have sufficient parking that is within size guidelines, and they will also have bicycle racks and pedestrian access.
The planning and zoning commission recommended the board approve the proposal with seven conditions. The petitioner had already addressed some of these issues, pertaining to parking wall height and signage issues. The council made a few comments, asking the petitioner to adjust some of the sidewalks slightly, but approved the design, especially the landscaping included. They approved the plan.
