Petitioner: Equestrian Events, LLC

Location: Located at 45W015 & 45W017 Welter Road, Section 24, Virgil

Campton Township (08-19-100-008)

Proposed: Amendment to an existing Special Use for a public stable to allow for additional parking and designated areas for alcohol sales and consumption and social events

Petition #4502 PLATO TOWNSHIP

Petitioner: Bahr Property, LLC (Ruizscape Construction Inc.)

Proposed: Rezoning from F-District Farming to F-2 District – Agricultural relates sales, service, processing, research, marketing and warehouse with a Special Use for a landscaping business and nursery

Zoning Board: Approval with the following stipulations:

1. A draintile survey is required to be completed along with a drain tile conservation plan prior to any planting of nursery stock or trees. The survey and plan shall be reviewed and approved by Water Resources

2. The addition of hoop houses, gravel or pavement or any other impervious surfaces shall be permitted through Kane County Water Resources

3. If the petitioner proposes to add an irrigation system, well, etc beyond the capacity of the existing residential well, potential groundwater impacts shall be evaluated through Illinois State Water Survey before the well is constructed.

4. All access to the site shall be from Bahr Road. The developer shall gain permit from IDOT, and remove the access to IL 47 within 90 days of the zoning approval.

5. For the special use, the developer shall dedicate a 60-foot half right of way along IL 47, and 33-foot half right of way along Bahr Road to the respective authorities, within 90 days of the zoning approval.
