Olsem: ‘I really appreciate the feedback’ from Hampshire Village on proposed Prairie Ridge subdivision

The developers of a proposed Prairie Ridge subdivision recently presented an updated plan to the Village of Hampshire board.

Crown Community Developers created a new version of the proposal based on feedback from the board they obtained earlier in November. As discussed at the Nov. 17 board meeting, the most common feedback was related to lot size so they revised their plan by taking out all 44-foot lots and replacing them with 51- and 56-foot lots.

“I really appreciate the feedback that I heard from you all two weeks ago, especially Mayor, your efforts on facilitating that feedback: very important for us as I explained that our next step is going to coding and engineering,” Crown Community Developers director of engineering Dan Olsem. “So having that feedback means a lot to us. I know I took a lot of your time that night, and it was in our view very, very important. I want to show you that we heard you.”

During the board meeting, the developers showed some concept maps and some actual photos of new developments very similar to their proposal in other areas in the state.

They showed the comparison of how their proposal would look next to the others, as well as the timeline of some of the projects and how many of the units were already sold or completed.

While the board members were slightly concerned about the pricing of the homes with larger lot sizes and the number of different lot sizes, the developers promised that the different sizes allow for a variety of home prices and a wider target market. The developers explained some of the smaller lots and townhouses will be rentals while larger lots will be sold.

The board continued to give feedback to the developers, who will  bring it to the planning and zoning commission.
