Median prices rose slightly in most Kane County suburbs last year, but are still off as much as 57 percent from 2007 highs, adjusted for inflation, according to sales data collected by Blockshopper.com.
Prices rose by 15.5 percent in Hampshire, 10.5 percent in Huntley and 9.5 percent in Aurora. Carpentersville (+8 percent), Sugar Grove (+8 percent), Geneva (+6 percent), Elgin (+6 percent), St. Charles (+5.5 percent) and South Elgin (+5 percent) also saw prices go up over 2016.
Prices fell in Algonquin by more than 2.5 percent.
Despite gains over 2016, real estate markets in the county's largest cities have had a difficult time recovering home values over the last 10 years.
In Elgin, the median price fell from an inflation-adjusted $283,188 in 2007 to $175,000 in 2017 – a difference of 38 percent.
Median prices in Sugar Grove were 29 percent lower in 2017 than in 2007. Carpentersville (-28 percent), Algonquin (-27 percent), St. Charles (-23 percent), Hampshire (-22 percent), Aurora (-22 percent), and Geneva (-20 percent) also continue to see prices significantly lower than their 2007 peak.
Markets in Batavia and Huntley are among the best performers over the past 10 years but are still down nearly 20 percent each.
Wayne, Elgin, East Dundee and Campton Hills have the worst 10-year performances.
