West Dundee ranks 3rd in Kane County for business property tax rate in FY 2025

With a median commercial property tax rate of 2.5% in fiscal year 2025, West Dundee placed third among Kane County municipalities, BlockShopper.com reports.

The countywide median for the same period was 2.2%, making West Dundee’s rate 0.3 percentage points higher.

Sugar Grove matched the 2.2% county median in that year.

Kane County’s rates across its 16 municipalities varied from 0.9% in Algonquin to 3.2% in Carpentersville.

West Dundee’s median commercial property tax rate was 2.6% and ranked second countywide in fiscal year 2024.

Commercial property tax rates averaged 1.76% in 53 large U.S. cities in 2024, according to the Lincoln Institute of Land Policy. The analysis found that a $1 million property, including $200,000 in fixtures, would face roughly $21,060 in property taxes annually. The rates spanned from under 1% in some regions to as high as 4% elsewhere.

Across numerous U.S. states, some classification systems lead to commercial, industrial, and apartment properties seeing higher effective tax rates than residential ones. In several jurisdictions, businesses are taxed at rates several times greater than residential real estate, with Charleston imposing rates around six times higher.
