St. Charles places 6th among Kane County cities for FY 2025 commercial property tax rates

With a median commercial property tax rate of 2.3% for fiscal year 2025, St. Charles ranked sixth-highest in Kane County, as reported by BlockShopper.com.

The countywide median was 2.2% for fiscal year 2025, putting St. Charles at 0.1 percentage points above the median rate.

North Aurora and Huntley each also posted a 2.2% median commercial property tax rate in the same year.

Rates among Kane County’s 16 cities ranged from a low of 0.9% in Algonquin to a high of 3.2% in Carpentersville.

St. Charles had a median commercial property tax rate of 2% in fiscal year 2024, ranking 11th among county cities at that time.

An analysis by the Lincoln Institute of Land Policy found that the average commercial property tax rate across 53 major U.S. cities was 1.76% in 2024. For a property valued at $1 million and $200,000 in fixtures, this results in an approximate annual tax bill of $21,060. Rates in these cities ranged widely, from under 1% to as high as 4%.

Property tax classification systems in many states can lead to higher effective rates for commercial, industrial, and apartment buildings compared to residential properties. In certain locations, businesses may face rates several times greater than those for residential property owners. For instance, in Charleston, commercial property is taxed at a rate approximately six times higher.
