Geneva’s FY 2025 commercial property tax rate at 1.9%, ranks 6th lowest in Kane County

In fiscal year 2025, Geneva registered a median commercial property tax rate of 1.9%, placing it sixth-lowest among cities in Kane County, data from BlockShopper.com show.

The countywide median for the same period was 2.2%, with Geneva’s rate coming in 0.3 percentage points under that mark.

Aurora matched the Kane County median at 2.2% for the year.

Out of Kane County’s 16 cities, median rates varied from 0.9% in Algonquin to 3.2% in Carpentersville.

The previous year, Geneva’s median commercial property tax rate was 2.2%, ranking eighth in the county for fiscal year 2024.

The average commercial property tax rate across 53 major U.S. cities reached 1.76% in 2024, according to the Lincoln Institute of Land Policy. The analysis found that a $1 million property, including $200,000 in fixtures, typically generated an annual tax bill of about $21,060. Tax rates differed significantly, with some cities below 1% and others as high as 4%.

Classification systems in several states can result in effective property tax rates for commercial, industrial, and apartment buildings exceeding those for residential properties. In certain areas, business properties are taxed at rates several times greater than residential properties, such as in Charleston where the business property rate is nearly six times higher.
