Elgin homeowners paid 2.1% of their property value in taxes during the fourth quarter of 2025, a rate more than double the national average, according to BlockShopper.com.

Data from 257 home sales show the median sales price for Elgin properties reached $310,000 in the same period. For 2025, the median property tax bill in the city was $6,480, amounting to 2.1% of the median taxed home value.

The average effective property tax rate across the U.S. stood at 0.888% in 2024.

Within Kane County, Maple Park and Sugar Grove reported the highest effective property tax rates among area cities.

This analysis uses estimated inflation adjustments alongside 2024 county tax records to determine the 2025 effective property tax rate. Actual rates may differ slightly depending on individual assessments.

U.S. home prices continued climbing in 2025, with the national median price reaching approximately $447,000 in June—a 1.13% increase over the prior year, according to Redfin. The platform also noted a substantial supply-demand gap, as listings outnumbered buyers by 36%, or 508,715 homes. Redfin defines a balanced market as one where buyer and seller counts are within 10% of each other.
